FAQs – Selling a Home

In the case of a sale, we review the offer to purchase, prepare and send to purchaser’s attorney a proposed contract of sale (in triplicate), review with you the contract of sale as signed by the purchaser and any riders added to the contract for your approval, address with you any issues disclosed by the purchaser’s inspection report or title report, prepare affidavits for you to sign as may be required by purchaser’s title company, prepare the deed and related transfer documents, if you have a mortgage which needs to be paid off, coordinate with your bank the payoff and satisfaction of the mortgage, prepare a preliminary closing statement which outlines anticipated tax adjustments and estimates closing expenses, arrange in consultation with all necessary parties a closing date and time, attend the closing, and prepare a final closing package for you.
